Moving into a new-build home around Harrogate

New builds slip. Book the van for a date you can actually get keys, and check the site road before we arrive.

A newly finished house ready for furniture

New homes around Harrogate, including sites near Killinghall, Pannal, Harlow Hill and Jennyfields, often look finished before the practical details are. The plot number, the site road and the handover time matter as much as the bedroom count. Book the work as a house removal.

Do not treat the brochure date as the moving date

Developers move handovers. A quote can be ready early. Ours stay valid for 3 months. The van should be confirmed when you have a date the site will actually release keys, or with a clear agreement about what happens if they do not. Call us if the day slips. We cannot unload a house you cannot enter, and we will not leave furniture on a verge.

Ask whether the street has a name yet or only a plot number. Send both, plus a site map, so the crew is not driving a loop of identical houses. Phone signal on new sites is sometimes poor. Agree a meeting point.

Access on the day

Drives, kerbs and street lights are sometimes still unfinished. Mud, builders’ vans and a sales office where the hammerhead should be are normal. Ask the developer where a removal van may stop and whether you need to book a slot with the site manager. If the road is not adopted, their rule applies as well as the highway.

Protective film on windows and baths can stay until you want it off. We will not rip out fittings. Meters and the water stopcock should be pointed out by the developer. That demonstration is yours to attend. We carry furniture.

What to bring first

New builds can be short of curtains, bulbs and a way to make tea. Keep those in the car. Snagging is between you and the developer. It is not something we sign off. If the home is smaller than the one you left, edit the list. Downsizing is the longer note on that choice.

We collect from existing homes in Killinghall, Pannal, Harlow Hill and Jennyfields and deliver to the plot you name. Send both when you get a free quote.

Frequently asked questions

What if the developer moves the handover?

Tell us as soon as you know. Quotes stay valid for 3 months. A new date still has to be free in the diary.

Can the van drive onto an unfinished site?

Only if the developer allows it and the surface is safe. Otherwise we stop on the adopted road and carry.

Moving tips

Moving a fridge or freezer

Empty it, dry it and keep it as upright as the manufacturer allows. We carry it. We do not disconnect water or gas.

Moving tips

Avoiding damage on a house move

Most damage comes from loose small items, tight corners and pieces nobody mentioned. A clear list and closed boxes prevent a lot of it.
